The following documents must be obtained from the Municipality:<br />
• statement from the county authority specifying any listing of the property as linked to other proceedings, debts, encumbrances (no cost, 7-30 days)<br />
• information form completed by the local authority (DKK 400, 7 days)</p>

<h3>Step 4: Obtain a transcript from the Danish Commerce and Companies Agency documenting the power to bind the purchaser</h3>

The buyer or the representative obtains transcript from the Danish Commerce and Companies Agency documenting the power to bind the buyer.<br />
The buyer or the buyer’s representative prepares a conveyance (sale contract), which is signed by the buyer and the seller.</p>

<h3>Step 5: Submit the sale contract to the Municipality for confirmation of taxable value and registration for tax purposes</h3>
<p><strong>Completion Time Frame:</strong> 7 days<br />
<strong>Completion Costs:</strong> no cost<br />
<strong>Points to Note:</strong><br />
The sale contract (conveyance) is submitted to the Municipality for confirmation of taxable value and registration for tax purposes of the purchaser as the new owner of the property.<br />
A deed is prepared containing the relevant details from the Sale Agreement. Anyone can write the deed. Normally a lawyer writes the deed, but it is not mandatory. The deed must be signed by the seller and the buyer. After the deed is prepared (it may take an extra 5 days, not counted in the total time given that a lawyer is not required), the deed is delivered to the Municipality for obtaining an endorsement of the public valuation of the property.<br />
At the same time a “green form” containing details of the economic transactions must be delivered to the Municipality. The “green forms” makes it possible to monitor the market for Real Properties.</p>

<h3>Step 6: Apply for registration with the Land Registry in the judicial district in which the property is situated</h3>
<p><strong>Completion Time Frame:</strong> 15 days<br />
<strong>Completion Costs:</strong> DKK 1,400 + 0.6% of transaction price (Registration fee)<br />
<strong>Points to Note:</strong><br />
The buyer’s representative sends the conveyance for registration to the court in the judicial district in which the property is situated and the court registers the purchaser’s title to the property.<br />
The deed and a copy of the deed are delivered to the Land Registry, which will register the change in ownership. The Land Registry sends the deed back and keeps the copy.<br />
The registration fee is paid at the Land registry.</p>
